Terms & Conditions
1. Introduction
1.1. Property Overview: The property (“the Property”) is located in Grosseto, Tuscany (Toscana), Italy, and offers three bedrooms, a private pool, a large outdoor area, and nearby river access.
1.2. Acceptance: By accessing, booking, or using the Property, guests (“you” or “the Guest”) agree to be bound by these Terms & Conditions (“T&Cs”).
1.3. Legal Compliance: These T&Cs are intended to comply with relevant Italian laws. In the event of any conflict between these T&Cs and applicable law, the law shall prevail.
2. Booking & Payment
2.1. Reservation: All bookings are subject to availability and acceptance of these T&Cs. A reservation is only confirmed once the required deposit or full payment has been received and acknowledged by the Property owner or manager (“we,” “us,” “our”).
2.2. Deposit: A security deposit may be required at the time of booking to cover potential damage or extra costs incurred during your stay. The deposit amount and conditions for its return will be clearly stated at the time of reservation.
2.3. Payment Schedule: Full payment must be made by the date specified in your booking confirmation. If payment is not received by the due date, we reserve the right to cancel the reservation.
2.4. Cancellations & Refunds:
- Guest-initiated: Cancellation policies (including deadlines, fees, and refund amounts) are outlined at the time of booking.
- Owner-initiated: In the unlikely event we must cancel your booking, any funds paid (including the deposit) will be returned in full.
3. Check-in & Check-out
3.1. Times: Check-in and check-out times will be specified in your booking confirmation. Early check-in or late check-out may be arranged subject to availability and additional fees.
3.2. Identification: Valid identification (e.g., passport, national ID) may be required at check-in to comply with Italian tourism regulations.
4. Use of Property
4.1. Occupancy: The Property is designed for a maximum number of guests (as stated in the booking). Hosting additional guests without prior notification may result in extra charges or immediate termination of your booking without refund.
4.2. Conduct: Guests shall behave in a manner that does not disturb neighbors or violate any local laws. Noise restrictions may apply, especially during late hours.
4.3. Safety & Security:
- Guests are responsible for securing the Property, including locking doors and windows when absent or at night.
- Children must be supervised at all times, especially around the pool and river areas.
4.4. Damage & Cleanliness: - Guests are expected to maintain the Property in a clean and tidy condition.
- Any damage or breakages must be reported immediately. Costs for repair or replacement may be deducted from your security deposit.
5. Pool Usage
5.1. Hours: Pool usage hours may be set to comply with local noise or safety regulations. Please follow any posted guidelines.
5.2. Safety Requirements:
- No lifeguard on duty: Guests use the pool at their own risk.
- Children or non-swimmers must be supervised at all times.
- No diving is allowed unless specifically indicated by signage.
- Keep glass or sharp objects away from the pool area.
5.3. Pool Maintenance: We regularly maintain the pool, but unexpected closures may occur for maintenance or repairs. We will do our best to inform Guests in advance.
6. River Access
6.1. Warning & Liability: The river near the Property may be accessible for leisure activities. Guests should exercise caution and comply with any local regulations or advisories.
6.2. Environmental Responsibility: Do not dispose of litter in or around the river. Respect wildlife and avoid disturbing natural habitats.
6.3. Safety: Swimming or engaging in recreational activities in the river is at your own risk. Strong currents, slippery rocks, or sudden changes in water level may create hazards. Children must be supervised at all times.
7. Pets
7.1. Pet Policy: If pets are allowed, prior approval must be obtained at the time of booking. An additional cleaning fee or deposit may apply.
7.2. Responsibility: Guests must clean up after their pets and prevent any damage or disturbance to neighbors.
8. Liability & Indemnification
8.1. Guest Liability: Guests are liable for any injuries, loss, or damage caused to themselves or third parties resulting from negligent or reckless behavior while on the Property.
8.2. Owner Liability: The Property owners/managers are not liable for any accidents, injuries, illness, loss, or damage to personal belongings that may occur during your stay, except where required by law.
8.3. Indemnification: Guests agree to indemnify and hold the Property owners/managers harmless from all claims, damages, or liabilities arising from any breach of these T&Cs by the Guest.
9. Force Majeure
We are not responsible for refunds or compensation if the Property becomes unavailable or unusable due to circumstances beyond our reasonable control (e.g., natural disasters, strikes, acts of government, pandemics). In such cases, we will make reasonable efforts to offer alternative accommodations or reschedule your stay.
10. Data Protection
10.1. Privacy: Any personal data collected is used solely for managing bookings, communicating with Guests, and complying with local regulations.

11. Governing Law & Dispute Resolution
11.1. Governing Law: These T&Cs are governed by the laws of Italy.
11.2. Dispute Resolution: Any disputes arising out of or in connection with these T&Cs shall be subject to the exclusive jurisdiction of the Italian courts, unless otherwise required by mandatory consumer protection laws.
12. Updates & Modifications
We reserve the right to modify or replace these T&Cs at any time. Guests will be notified of significant changes prior to their arrival date. Continued use of the Property after changes indicates acceptance of the new T&Cs.
13. Acceptance
By booking and/or staying at the Property, you acknowledge that you have read, understood, and agree to these Terms & Conditions.
